NICEIC registered electricians · Hammersmith & all of London
EICR & landlord certificates
An Electrical Installation Condition Report (EICR) tells you whether the fixed wiring in a property is safe to keep using. Private landlords in England must have one at least every five years. Homebuyers and homeowners use it to find problems before they become dangerous.

What's included
EICR & landlord certificates: what you get
- Visual inspection of the consumer unit, wiring, sockets, switches and light fittings
- Dead and live testing of every circuit, including insulation resistance, earth fault loop impedance and RCD trip times
- A written EICR with every observation coded C1, C2, C3 or FI and explained in plain English
- A separate, itemised quote for any remedial work, so you can choose who does it
- An Electrical Installation Certificate or Minor Works Certificate for any repairs we carry out
How it works
EICR & landlord certificates in three steps
- 1Book a visitTell us the property size and when you or the tenant can give access. A typical flat takes two to three hours.
- 2Inspection and testingWe test every circuit. The power is off for short periods and we tell you before each one.
- 3Report and quoteYou get the EICR by e-mail with a plain summary and, if anything needs fixing, a fixed-price quote for the repairs.
In detail
Why landlords in W6 and W12 use 2K Electrical
We have carried out condition reports across Hammersmith, Shepherd’s Bush, Fulham and the surrounding postcodes for many years, from studio flats to converted Victorian houses with several consumer units. Because we are NICEIC registered, our reports are accepted by letting agents, local authorities and insurers.
We do not pad reports with C3 observations to sell work. Every code comes with a one-line explanation of what it means for you, and the quote for remedial work is separate from the inspection, so you can compare it.
Questions
Questions about an EICR or landlord certificate
How often does a landlord need an EICR?
In England, private landlords, and since 2025 social landlords too, must have the installation inspected and tested at least every five years, or sooner if the previous report says so, and give a copy to tenants and, on request, to the local authority.
What happens if the report is unsatisfactory?
Any C1 or C2 observation makes the report unsatisfactory. Since Amendment 4 to BS 7671 (October 2026) an FI on its own does not, but landlords must still have any further investigation the report asks for done within 28 days, along with the repairs. We quote for the repairs and issue a certificate once they are complete.
Do I have to use you for the repairs?
No. The report is yours and any registered electrician can do the work. Most clients ask us because we already know the installation and can price it accurately.
How long is an EICR valid?
The inspector sets the next inspection date on the report. Five years is usual for rented homes, ten years for owner-occupied homes, and a new report is recommended when you buy a property.
What customers say
“I had an old fuse box upgraded to a new consumer unit and was very impressed with how professional and efficient 2K Electrical were. I had shopped around and compared quotes and competence levels across other electricians but 2K Electrical stood out on both criteria. I highly recommend them.”
